We know how hard it is to find the right home, especially in Waco. There are plenty of houses on the market. But finding one that’s energy-efficient, thoughtfully designed, built to last, and in a location that actually feels like home? That’s another story.

Most new neighborhoods are 10–20 minutes outside of town, built without much character or community. And if you want to live closer in, you’re often stuck choosing between choosing an aging home or flipping something that was never designed for how families live today.

When I started dreaming of Cordova Springs, I wasn’t thinking like a builder; I was thinking like a dad. My kids are grown now, starting families of their own, and I found myself asking:

What kind of neighborhood would I feel proud to see them raise their kids in?


Somewhere peaceful. Walkable. Designed with beauty and belonging in mind. Not just rooftops but a real community, with porches, green space, and neighbors who wave when they drive by.

 

I’ve been building in Waco for just under 30 years, and I’ve always believed we’re not just putting up houses. We’re shaping the backdrop for people’s lives and redefining habitat for people.

Cordova Springs is the most intentional project I’ve ever worked on. I’m deeply grateful to the partners who helped bring this vision to life.

Cordova Springs would not exist without the insight, collaboration, and dedication of the good people at Turner Brothers Development, McCann Adams Studio, and the City of Waco.

Where Baylor pride and Waco’s cultural roots converge

Cordova Springs is rooted in a place full of memories: the former site of Baylor’s Floyd Casey Stadium. For decades, this was where Waco came together to cheer, to play, to belong. It’s where kids grew up under Friday night lights, and where, in 1974, Baylor staged the legendary “Miracle on the Brazos,” coming back to beat Texas and claim its first Southwest Conference title in 50 years. It’s also the place where RGIII earned his Heisman Trophy in 2011. Those moments, and so many more, still echo in the hearts of fans who were there to witness them and those who wish they had been. While the stadium is gone, the spirit of gathering remains.

 

Our name honors Jacob de Cordova, who gifted the original Waco Springs site to the town of Waco (circa 1849)—a gesture that helped shape Waco’s future. 

Though those springs are located elsewhere in town, the artesian waters that fed them still run beneath this land.

 

In celebration of Waco’s Hispanic heritage and the tradition of communities gathering around water, our iconic logo and onsite fountain symbolize the historic La Pila fountain that once stood in Waco’s Calle Dos neighborhood.

Many street names in Cordova Springs tie back to our Hispanic roots, like Desarrollo Drive, Carlos Pecina Street, and Ernesto Fraga Street, to honor respected leaders from Waco’s Hispanic community (see Our Heritage).


This neighborhood isn’t just a new place to live. It’s a continuation of Waco’s story.
